Home Search Checklist

Fill this out and send it back to Todd. Every line maps to a field he can plug straight into the MLS, so the more you answer, the tighter the list of homes he sends you. Guess where you have to and put a question mark next to it.

Amenities that actually matter to you:

Would you accept a community with a known special assessment — a one-time charge on top of dues
Ask Todd about

Condo milestone inspection and reserve study status, pending assessments, and rental or pet restrictions — before you fall in love with anything. These can change what you can afford, or whether a lender will finance the unit at all.

07

Insurance & Storm

Florida-specific · don't skip
Impact windows and doors
Shutters acceptable instead
Roof age you'd accept — newer thanyears
Would you consider a home that needs a new roof
Flood zone — would you accept one that requires flood insurance
Do this early

Ask for the wind mitigation certificate and prior insurance history on anything you get serious about, and get a real insurance quote before the inspection period runs out — not after. Older roofs and non-impact openings can make a home expensive or difficult to insure.

08

Financing

For Todd's side
Have you been preapproved yet
Loan type you expect to use
Veteran or surviving spouse
Age 62 or older Opens up some additional options worth reviewing.
Rough down payment availableorpercent
Would you consider assuming a seller's existing loan, if one is available
Open to negotiating seller-paid closing costs or a rate buydown
Two filters worth flagging

Lender approval status matters for condos — an unapproved building can rule out FHA, VA, and conventional financing entirely. Assumable loans are a separate search filter and most buyers never think to ask. Todd can screen for both.

09

Condition

Would you consider a foreclosure, short sale, or estate sale These take longer and are sold as-is.
10

Deal Breakers

Anything that's an automatic no, no matter how good the rest looks.
